Most Northglenn homes are ranches, split-levels and two-story colonials from the same two decades, laid out on modest lots around Huron Street, the area near Webster Lake and the neighborhoods east toward Washington Street. Rooflines are simple, which is good for roofing, but decades of re-roofing mean many carry two or even three layers of shingles.

Attics from that era were built with little ventilation and thin insulation, which drives many of the problems we see.

Ice dams and winter

Because of those attics, Northglenn is ice-dam country. Heat leaks up, melts roof snow, and the water refreezes at the cold eaves, backing up under the shingles.
