Is it time?
Signs a Broomfield roof is at the end of its life include widespread granule loss, curling or cracking shingles, several past repairs, hail bruising across most slopes, and daylight visible from the attic. Age matters too: a standard three-tab roof here rarely reaches twenty years in good shape, and hail often ends it sooner.
We inspect before recommending anything. If your roof has a few more years, we say so.
Tear-off, not layover
We always remove the old roof down to the deck. Laying new shingles over old is legal in some places, but it hides rotten decking, adds weight, traps heat, and voids most shingle warranties. It also makes the next replacement far more expensive.
Once the deck is bare we inspect every sheet, replace anything soft or delaminated, and re-nail loose sheathing so the new roof has a solid base.
What goes on the deck
Ice and water shield goes along every eave, in every valley, and around every penetration and chimney. Synthetic underlayment covers the rest of the deck. New drip edge goes along the eaves and rakes. New flashing goes at every wall and chimney; we do not reuse old flashing. Then the shingles, installed to the manufacturer's high-wind nailing pattern because Front Range gusts demand it.
New pipe boots, new vents, and ridge ventilation sized to the attic complete the system.
Choosing shingles for Broomfield
We recommend an architectural shingle with a Class 4 impact rating for nearly every home here. It resists hail, carries a long warranty, and generally qualifies for a Colorado insurance discount. Homeowners who want something different can look at standing-seam metal or stone-coated steel, both of which do extremely well in hail and wind.
Color is worth thinking about. Lighter shades run cooler in summer and many HOAs in Broomfield subdivisions have approved color lists, which we can check for you.
The job itself
Most homes are done in one to two days. Materials are delivered the day before, the crew starts early, and the roof is never left open overnight. We protect landscaping and AC units, keep the driveway usable where possible, and run magnets across the yard and drive for nails at the end.
When the job is finished we walk it with you, hand over the warranty paperwork, and schedule the final inspection with the building department.
