Two Thorntons
South Thornton, roughly below 104th Avenue, was built out in the fifties and sixties as one of the earliest planned suburbs north of Denver. The homes are modest ranches and split-levels with simple roofs, and a lot of them have been re-roofed two or three times, sometimes without a tear-off. North Thornton, from about 120th up to Heritage Todd Creek and beyond, is largely from the last twenty-five years with big, steep, complicated roofs.
Roofing work in the south is often about decking and layers. In the north it is often about hail on many small planes and valleys.
Hail on the north end
Thornton's northern subdivisions sit out in the open where storms coming across the metro have room to build. Hail is a near-annual event, and the newer roofs, with their many hips, valleys and dormers, catch stones from every direction. A single storm can damage the west slopes of one street and the east slopes of the next.
Impact-rated shingles are the norm on replacements in these neighborhoods for good reason.
Snow and wind
Thornton is flatter and more exposed than Broomfield, and winter wind across the open areas near the reservoirs and along the northern edge can be hard on roofs that were not nailed to the high-wind pattern. Snow drifts against the taller walls of two-story homes and loads the lower roofs beneath them.
Ice dams are a regular winter call on the older south-side homes with thin attic insulation.

A note on scheduling
Thornton is close enough to Broomfield that we are there most weeks. After a large hailstorm the north end gets very busy, and we schedule inspections in order and give honest timelines. If your roof is leaking now, tell us and we will move it up. Hail inspections there include the gutters, vents and AC units, which are often the first evidence an adjuster looks for on the north side.
