The roofs we work on

Most commercial buildings around Interlocken, Flatiron Crossing and the older industrial areas along Highway 287 have flat or nearly flat roofs. The membranes vary: single-ply TPO and EPDM are the most common on newer buildings, while older properties often carry modified bitumen or a built-up gravel roof that has been patched more than once.

Each system fails in its own way. TPO seams let go when the weld was thin, EPDM shrinks and pulls at the corners, and modified bitumen cracks where it has baked in the high-altitude sun for two decades. We diagnose the system first and then pick a repair that actually bonds to it.

Where commercial leaks usually come from

In our experience most flat-roof leaks in Broomfield trace back to three places: the flashing around rooftop units and penetrations, the seams and terminations along parapet walls, and low spots where water ponds after a storm and slowly works into a weak spot.

Hail adds a fourth. A hard hailstorm can fracture the surface of an aged membrane in hundreds of places. Each pit may not leak on its own, but together they shorten the roof's life dramatically. After a summer storm we recommend a walk on any commercial roof older than ten years.

How we approach a repair call

We start by finding the actual entry point, which is rarely directly above the wet ceiling tile. Water travels along the deck and insulation before it drops. We trace it, mark it, and photograph it so the building owner or property manager can see what is being fixed.

The repair itself is matched to the membrane. That means heat-welded patches on TPO, primed and seam-taped patches on EPDM, and torch or cold-applied patches on modified bitumen. We do not slap a bucket of mastic on a single-ply roof and call it done, because that fails by next spring.

Minimizing disruption to your business

Most commercial repairs are done in a few hours and do not require anyone inside the building to stop working. We coordinate access with your property manager, keep equipment clear of loading docks and entrances, and clean up so your customers never know we were there.

For tenants in multi-unit buildings we can work directly with the building owner's representative so the tenant only has to report the leak once.

Repair or replace: the honest answer

A membrane in its first fifteen years with an isolated problem is nearly always worth repairing. A roof with widespread seam failure, saturated insulation, or hail fractures across the whole surface is throwing good money after bad. We take core samples when it is unclear whether the insulation is wet, because that single fact usually decides the question.

If replacement is the right call we will say so and give you options, including coatings where the roof qualifies. If a repair will buy you several more years, we will say that instead.
